LUXBNB / DIRECT BOOKINGS

These terms apply to direct website reservations managed by LUX BNB MANAGEMENT LLC. Please review the selected property, dates, guest count, final price, cancellation conditions and any arrival charges before agreeing to a booking. Reservations made through another booking platform are governed by the terms presented on that platform.
Your quote and booking confirmation
A search result or quote does not reserve accommodation. Availability and pricing are checked again during checkout. When online payments are available, a stay is confirmed only after payment succeeds and Guesty returns a confirmed reservation. A pending bank transaction or an interrupted payment screen is not, by itself, a booking confirmation. If the result is unclear, check the existing attempt or contact us before paying again.
Cancellation policy for these six properties
The direct-booking policy currently configured in Guesty is Semi-Strict: 30 days before arrival, with a cancellation fee of the total booking price after the permitted deadline. It applies to 1 Hotel South Beach, Bali Villa Miami, Morningside Bungalow, Miami Treehouse, Gated Garden Studio and ATX Villa. The fee is a percentage of the booking amount, not a flat $100 fee.
Cancel before the 30-day deadline to avoid this cancellation fee. After the permitted deadline, the cancellation fee is 100% of the booking amount, subject to any refund or other rights required by applicable law. The selected rate and reservation confirmation identify the policy that applies to your reservation; later website updates do not retrospectively change an existing booking. Check the deadline in the property’s local time before booking. If it is unclear, contact us before payment.
How to request cancellation or a change
Contact joshua@myluxbnb.com with your booking reference and requested cancellation or change. Keep a copy of the request and our acknowledgement. A change of dates or property is subject to availability, pricing and written confirmation; sending a change request does not automatically change or cancel a reservation. Contact us promptly if you have not received an acknowledgement.
Cancellation does not necessarily trigger an automatic refund. Any refund due is processed through the relevant payment provider, ordinarily to the original payment method. Processing time depends on the provider and your bank. Refunds and taxes are handled in accordance with your reservation terms and applicable law. If we cannot provide the reserved accommodation, contact us for the resolution and refund rights that apply; the guest-cancellation fee does not remove those rights.
Price, fees and deposits
Review the final itemized quote before payment. Mandatory booking charges must be included in the disclosed total, even where collected separately. Applicable government taxes and optional services must also be disclosed before you authorize payment. We do not authorize an undisclosed mandatory charge through a general acceptance of these terms. A refundable security or incidental deposit is distinct from the rental price and may temporarily reduce available card funds.
Arrival, rental agreement and house rules
Read the Arrival & Charges guide before booking. Follow the property-specific check-in instructions, occupancy limits and house rules presented for your stay. Where required, complete the secure rental agreement and identity-verification steps before access details are released. These booking terms do not replace the property’s rental agreement or create permission to exceed occupancy limits. Early check-in, late checkout, pets and parking require the applicable property’s approval and disclosed charges; they are not automatically included.
Privacy and your legal rights
Read our Privacy Policy for how booking information is handled. Nothing in these terms excludes mandatory consumer rights, legally required refunds or liabilities that cannot lawfully be excluded.
